What is a home measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a measurement service, a certified appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like stairs, hallways, and pantries. They might draw a rough sketch of the property. Then, the appraiser creates a report and a more detailed sketch showing the total area and the general layout of the house.
